Stamp Duty Clarification

With the recent Stamp Duty extension, there is an element of confusion around various aspects of client transactions, so please find below, details of the current information:-

  1. Stamp Duty Discount extended to the 30th June 2021

  2. From 1st July 2021, the 0% stamp duty threshold will be reduced from £500,000 to £250,000 for 3 months until 30th September 2021.

  3. From 1st October 2021, the 0% stamp duty threshold will return to £125,000, or £300,000 for First Time Buyers, purchasing a property worth up to £500,000

  4. From 1st April 2021, there will be a 2% Stamp Duty Surcharge introduced for overseas buyers on the purchase of properties in England & Northern Ireland.

This surcharge will be an additional 2% on top of the 3% levied on the purchase of second homes.
